Landlords in UK are required by Gas Safety Regulations 1998 to check gas appliances in rented premises annually and to keep records of inspections for minimum of 2 years. Gas inspection certificates should be made available to tenants. Landlords should also ensure that Gas Safe Registered engineers carry out any gas work or certification. Gas Safety Certificates, also known as Landlord’s Safety certificates or CP12 do not come as one standard form. Different designs and types can be obtained. Landlords can produce their own certificates provided those are filled in by Gas Safe Registered engineer and comply with Health and Safety Executive guidelines. |
